About Our Pressure Washing
Most driveways, walkways, and siding clean in a single visit in Cotswold. We use a hot-water soft-wash method that lifts grime without etching concrete or forcing water behind siding.

-
Black streaks on concreteDriveways and walkways develop dark organic streaks that a garden hose can't touch.

Spring pollen film{LOC}'s heavy pollen coats siding and patios in a yellow-green film every spring.
-
Red-clay stainsCarolina red clay splashes up onto siding and stains concrete after storms.
-
Grime on siding & patiosEveryday dirt and cobwebs dull siding, soffits, and outdoor living spaces over time.

Will pressure washing damage my siding or concrete?
No — we use a hot-water soft-wash method that cleans safely without driving water behind siding or etching concrete.
What can you clean?
Siding, driveways, walkways, patios, and concrete. We match the pressure and solution to each surface.
How often should I have my home washed?
Most {LOC} homes benefit from a wash once a year to stay ahead of algae, mildew, and pollen buildup.
Is Metro Steamway licensed & insured?
Yes. We're fully insured and our technicians are IICRC master-certified. We've been locally owned and family run in Charlotte since 1988.
Do you offer any kind of guarantees?
We stand behind every job. It's very rare we encounter a problem we can't solve.
What happens if I'm unsatisfied?
We have never experienced client dissatisfaction in over 30 years. We stay until the job is done.
Can you clean a wool or Oriental rug in the home?
Yes. We clean rugs right on your floor. We identify the fiber, test the dyes, and use a method the rug can handle, so it never leaves your home.
Is your cleaning gentle enough for an older Cotswold or Foxcroft home?
Yes. The truck-mounted system is strong but controlled, wool and older rugs are cleaned at a lower temperature and moisture level than synthetic carpet, and fast drying keeps moisture off original hardwood and trim.
How long does the carpet take to dry?
Usually a few hours. The truck-mounted system pulls most of the water back out, so the carpet is dry the same day. In Charlotte's humidity that matters, since a carpet left damp can take on a musty smell.
